Housing Lottery For Calamar's Buzzards Bay Complex Will Be In July

After years of waiting for Calamar’s The Tides At Bourne to open up, the time has finally come. Tenants living in market-rate units have already started moving into the building, now dubbed Connect55+, and a housing lottery will be held this summer for its 12 affordable housing units.

The age-restricted 55-plus complex is at 13 Kendall Rae Place in Buzzards Bay and is a 120-unit building with one- and two-bedroom apartments. As an active retirement living community, Connect55+ requires at least one head of household to be 55 or older.

Ten percent of the 120 units have been designated as affordable and are intended to be rented by residents with incomes at or below 80 percent of the area median income. Of those units, there are five one-bedroom units available at $1,553 and seven two-bedroom units available at $1,950. Affordable units are spread throughout the complex. Two one-bedroom units are ADA compliant. All utilities aside from electricity are included in rent, and residents will have access to free first-come, first-served parking spots.

The housing application delineates that households must make approximately $37,300 to lease a one-bedroom unit and $46,800 to lease a two-bedroom unit. Maximum income thresholds vary depending on household size: $60,900 for one person, $69,600 for two people and $78,300 for three people. Additionally, the application advises that because this is not subsidized housing, tenants who do not already have housing subsidies—such as Section 8 vouchers—will be responsible for paying the full rent themselves. Rent does not change based on an applicant’s income.

A public information session for any interested community members will be held on Wednesday, June 7, at 6 PM via Zoom. At this meeting, all information will be presented and representatives will be available to directly answer questions relating to the lottery, the process and the development. More information on the Zoom meeting is available on the Town of Bourne website.

The deadline for housing applications is Friday, July 7, at 2 PM. The lottery will take place over Zoom on Tuesday, July 18, at 6 PM. Applicants do not need to be present for the lottery, and all households will be notified by the lottery agent of the results. Waiting lists will be compiled immediately following the lottery.

The lottery application, media release and information packet are all available at the Town of Bourne website or at www.sebhousing.com. According to the information packet, application, selection, and move-in will follow a three-step process. The first step is to complete the lottery application and confirm eligibility. After the lottery is held and waitlists are established, leasing office review and unit selection will take place. Finally, applicants will need to be found Affordable Housing Program eligible, which involves submitting all required income, asset and tax documentation.
